CRE Briefs: VLK Architects To Anchor Mixed-Use Development in the Near Southside of Fort Worth

Dodson Commercial Real Estate recently laid the foundation stone for its new mixed use development. ‘The 701‘in Fort Worth on Hemphill Street and West Magnolia Avenue.

The completion of this complicated deal brokered amid the Covid-19 pandemic is a huge win for the newly formed partnership. ‘The 701’ marks the launch of Dodson Commercial Real Estate, a new full service company that now includes property development, property management, investing and brokerage services.

The 68,000-square-foot development includes the existing two-story historic building on the corner that currently houses Shinjuku Station and the Panther City Salon. The development will add a 3700 square foot restaurant and three story office and retail building to the building. VLK Architects will occupy the entire top floor of the building with a total of 26,000 square meters of office space.

“We understand the importance of this opportunity and have worked carefully with Near Southside and the VLK team to carefully blend modern office, retail, restaurant and structured parking spaces with the charm and character of the historic buildings in the area” said Ryan Dodson, managing partner at Dodson Commercial Real Estate.

Development is expected to be completed in early 2022 and will create over 100 jobs in the near Southside Fort Worth.

Global design firm Stantec has announced a new 41-story residential building in the Dallas Arts District. The building is called studiowas developed by ZOM Living.

The exterior of the building is made up of a series of collections of units of five stories each called “galleries” that are repeated throughout the building, spanning the size of the skyscraper.

Located near the Nasher Sculpture Center and Klyde Warren Park, The architecture and design of the studio are an allusion to its location. “The surrounding museums played an important role in the design of the studio.” said Andrew Burnett, Senior Principal at Stantec. “We see the architecture of the building as the walls of the museum and the residents as the art.”

High Street Residential, a subsidiary of the Trammell Crow Company, recently laid the foundation stone for a new multi-family development in Allen with joint venture partner Principal Real Estate Investors. JHP Architecture is designing the development and Andres Construction is acting as general contractor.

The 314,728 square foot development, called The Montgomery, will be five stories high and contain 370 units, ieincluding a mix of one, two and three bedroom apartments. Construction of the Class A timber frame project is expected to be completed by the end of 2022.

“We are pleased to have started construction on the project and look forward to working with our partners to create a high-end community that will meet the increasing demand for apartment buildings in this area,” said Joel Behrens, Principal at High Street Residential.

The Montgomery will contain health conscious fDining options like an outdoor fitness area, walk-in amenities, and upgraded outdoor courtyards. High Street Residential hopes these amenities will qualify The Montgomery for a National Green Building Standard Bronze certification.
