New office and retail project gets underway on Fort Worth’s south side

A new mixed-use development is under construction south of downtown Fort Worth.

The project, named The 701, has office and retail buildings and is a development by Dodson Commercial Real Estate.

The 68,000 square meter complex includes the renovation of a historic building that now houses Shinjuku Station and the Panther City Salon.

A three-story office building and a 2,700 square meter restaurant on West Magnolia Street as well as a parking garage with 200 parking spaces are also part of the project.

VLK Architects of Fort Worth will move their offices to the top floor of the new office.

“The 701 is the first of its kind, a mixed-use Class A project on the bustling West Magnolia Corridor,” developer Ryan Dodson said in a statement. “We understand the importance of this opportunity and have worked carefully with Near Southside and the VLK team to carefully blend modern office, retail, restaurant and structured parking spaces with the charm and character of the historic buildings in the area. “

Dodson said the project will create 100 jobs in the area.

The office building is planned with a restaurant on the ground floor and retail space. Business offices or medical tenants are to be accommodated on the second floor.

The completion of the 701 is planned for the beginning of 2022.
