Single-family home rentals coming to market in Fort Worth area
A hybrid residential development concept can be opened in the Fort Worth market.
Pheonix, Arizona-based developer NexMetro Communities plans to move more than 500 homes to three different neighborhoods in Fort Worth over the next year.
The luxury housing developments offer features similar to typical residential plans such as private backyards, porches, high ceilings, granite countertops, stainless steel appliances, and hard-surfaced floors.
But unlike all other developments in Fort Worth, the shared apartments are “built for rent”. Avilla Homes are single-family homes that are offered for rent. This trend across the country is spreading nationwide as house prices skyrocket as more consumers prefer the ease that the rental lifestyle offers.
Avilla Reserve – the first of NexMetro Communities’ three rental districts coming to Fort Worth Market – opens on November 18th. The parish is on the southwest corner of Holland Hill Lane and Hwy 114 in Justin on the Fort Worth border in the far north near Texas Motor Speedway.
Avilla Heritage in Grand Prairie. The Avilla Reserve opens near the city limits in the far north of Fort Worth with 227 homes.
“Fort Worth is an ideal market for our Avilla luxury rental communities as city demand is critical, including job and income growth, household growth, supply, demand and high occupancy,” said Ryan Griffis, General Manager of NexMetro Communities in Dallas-Fort Worth. “Build to Rent is growing faster than any other type of property nationwide, with demand for this lifestyle far exceeding supply.”
With 227 single-family homes, Avilla Reserve will be the first such residential concept in Fort Worth.
Avilla Fossil Creek in the northern part of Fort Worth with 112 homes is currently under construction and is scheduled to open in spring 2021. The Avilla Trails next to Chisholm Trail Pkwy in south Fort Worth will have 230 homes and will open for fall 2021.
All municipalities offer floor plans for one-, two-, and three-bedroom homes. According to NexMetro, the locations are professionally managed and maintained on site in order to offer residents a carefree living environment.
Garages, covered parking, and amenities like a resort style pool and spa, hot tubs, outdoor grills, open spaces, and dog parks among others.

“New build single-family homes like Avilla are an integral part of the housing market, and Fort Worth is at the forefront of planning for these” best neighborhoods of both worlds “that appeal to a diverse group of consumers – from professional millennials to baby boomers,” Griffis said.
NexMetro has 14 rental housing projects across Texas, including 2,200 homes that have been completed or are currently under construction in the North Texas market.
In the summer of 2019, a NexMetro Avilla community was opened in Grand Prairie. Plans to open another rental community in McKinney followed.
